The Property Baseline
One visit. One reviewed record. Every later service activates against it without capturing the building again.
- $6,375
- 5 to 21 calendar days after the visit, depending on scope (5 to 14 for single-building scopes)
- Capture is typically scheduled 2 to 3 weeks out
Two written commitments. The quoted price is the price for the scope you accept, and if a released deliverable misses the accuracy specification printed on it, we re-capture and re-issue at no charge. Read the terms.

Six things, one price, nothing held back for later
Each line states what it replaces in the way most owners buy documentation today.
| Included | What it replaces |
|---|---|
| Scoping against your actual decisionWe start from the decision you have to make and work backwards to the accuracy and evidence it requires. | Usually bundled into a consultant's hourly time |
| One planned capture of the whole propertyAerial, interior, site and detail capture executed in a single mobilization, scoped for every use you can foresee. | Normally a separate mobilization per vendor, per decision |
| Registered point cloud in open formatsE57 and LAS/LAZ, inspectable in your own tools with no proprietary viewer required. | Commonly delivered as a viewer link with no exportable data |
| Measured schedules with the method statedAreas, lengths and counts released with the method, exclusions and accuracy band that produced them. | Typically supplied as a number with no method attached |
| An indexed evidence libraryImagery located in space and time, linked to the observations it supports, so any figure can be traced. | Usually photos in an inbox, unlocated and undated |
| Professional review before releaseA reviewer checks every deliverable against the capture record and confirms the accuracy statement it carries. | Rarely offered as a named step |
- Sealed or certified professional work
- Permits, filing fees and laboratory testing
- Third-party data or export fees
- Travel beyond the standard service area, itemized at the published mileage rate
- Return visits caused by access that was unavailable on the scheduled day
Compare it against what you already spend
Put your own numbers in. The published price does not move.
Count every trade or consultant you expect to send to the property.
Fees you would pay a single vendor for a single documentation task.
Time your own team spends chasing drawings, photos, areas and asset lists.
Salary plus overhead for the people doing the chasing.
- Repeat vendor engagements
- $14,000
- Internal time
- $5,100
- Two-year total, your inputs
- $19,100
- One Property Baseline, published price
- $6,375
On your own figures the current approach costs $12,725 more over two years than one reviewed record, before counting the decisions delayed while the information is missing.
This is arithmetic on numbers you supplied, on offer_page. It is not an estimate of your project, and it is not a claim about your results.
This is the right first engagement when more than one decision is coming
Owners and operators who are about to make more than one decision about the same property in the next two years: a transaction, a tax position, a capital plan, an insurance renewal or a construction scope.
If a released deliverable does not meet the accuracy specification stated on that deliverable, we re-capture and re-issue it at no additional charge.
Once you confirm a scope, the published price for that scope is the price invoiced. We do not re-price after the visit.
Every other service we run activates against this same record later. See the full published scope for Whole-property digital baseline, or open the five-scope price table. Scope drivers for this service are published from the same figures used above ($3,500 at Essential).
